Project content: The project covers an area of 87 mu, with a total of 56,000 square metres of standardised plant and office facilities, as well as basic supporting facilities. The specific construction content is as follows: industrial development zone, administrative business district, logistics storage area, comprehensive supporting area, other auxiliary projects; road, parking lot (104 parking spaces), greening and other auxiliary projects in the perfect project area.
Total investment and cooperation methods: The total investment of the project is about 140 million yuan. The project intends to sign a settlement agreement with willing and eligible enterprises to provide plant and office facilities leasing, property management services and parking services for enterprises entering the area.
Market forecast and return on investment analysis: After feasibility analysis and demonstration, the average annual operating income of the project is 37.41 million yuan, and the average annual total cost is 20.97 million yuan. During the calculation period, the average annual income tax was 4.01 million yuan and the average annual net profit was 12.03 million yuan. The financial internal rate of return for all investments was 11.07 percent (before income tax) and 8.95 percent (after income tax), respectively, and the project investment recovery period was 9.37 years before tax and 10.41 years after tax (both including construction period).
